JOB DESCRIPTION: - Oversee all Self Storage maintenance regions (Southern California, Northern California and Colorado.
- Communicate with field maintenance techs reviewing current and pending property maintenance, repairs, and improvements.
- Communicate with property managers and District Managers on new maintenance issues.
- Hire new maintenance techs with the HR Department on an as needed basis.
- Prioritize maintenance/repair work and schedule all maintenance technicians on a monthly basis in each region.
- Review monthly R&M costs with the operations team to keep in-line with annual budgets.
- Provide monthly credit card maintenance expense reports to the Accounting Department for each property.
- Approve maintenance technician timesheets and provide to the Accounting Department for payroll.
- Approve weekly work orders provided by the field maintenance techs and prepare invoices for billing.
- Review current property maintenance contracts (HVAC, Landscaping, Elevator Maintenance, Pest Control and Security Monitoring) and negotiate better terms on an as needed basis.
- Review annual testing and inspection dates (Backflow Testing, Fire Sprinkler Testing, Extinguisher Inspections, Reg-4 Fire Alarm Testing, State Elevator Testing) for each property and receive bids from vendors to approve as they near.
- Assist with contracting for all Capital Improvement Projects:
- Responsibilities include working with the CFO and District Managers by prioritizing annual improvement projects based on property reserve funds.
- Capital Improvement Projects can consist of office renovations, roof replacements, exterior paint jobs, security upgrades, new signage installations, asphalt repairs, etc._
- Discuss with contractors and vendors about the properties to identify the scope of work and receive proposals.
- Review proposals compared to current budgets, execute contracts, provide liability insurance requirements, oversee construction |

Required Experience: - up to 4 years in the construction and/or facilities maintenance industry with contract administration experience.
- Experience overseeing a maintenance crew or construction team.
- Great communication skills.
- Attention to detail when reviewing and preparing maintenance schedules and budgets.
- Overall understanding of property maintenance & construction renovation projects.
- 3 to 4 years working with major renovation projects.
- 4 year college degree. |
